Vacancy, repairs, and capex all seem extremely low. Setting aside $30 a month for capex over 20 years is aprox. $7,000, over 20 years you can easily expect to replace a water heater, windows, doors, and potentially the roof and/or siding.  $7,000 in capex spending over 20 years would be outrageous in my market, but I'm in the northeast where we have 100 year old homes everywhere.  Just some food for thought.

Being a real estate investor is a role, being an agent is a role, being a banker is a role, etc.  In my opinion you should only take on a role for one of two reasons, either because you enjoy that role or you are using that role to make money.  Taking on roles for any other reason is actually distracting you from your end goal.  Good luck

Torrington's monthly networking event is this week Thursday 12/8/22 from 530p-7p at Bad Dog Brewery. This is for anyone involved with real estate (real estate agents, investors, contractors, wholesalers, private lenders, hardmoney, beginners, etc..).

There is no fee and no pitch, strictly networking with others in the market. With the event being free, we encourage everyone to order a drink or two in support of the Bad Dog Team. The staff and business are amazing!
