@Mandy Wultsch when I walked through this property in the past it looked like water had come up through the basement drain at one time. On top of that there was a long piece of 4” or maybe 6” pvc on the floor in the garage which would lead me to believe someone meant to fix/replace something at one time.

It’s been a while since I walked through the home and I’m also relatively new to all this, just sharing what I saw.

It's downtown Greensburg very close to the campus. I don't know the address because he mentioned it in passing while we were talking about other rentals in the area. I've also heard that the Greensburg market is pretty good. I'm looking to make my first purchase for a flip but my investor got his money tied up elsewhere and had to back out.

Sounds like Seton Hill...I heard something like that from another investor who already purchased and rehabbed a property and can't get it rented to students.

@Liam Morris your story sounds just like mine with the consumer debt...except I didn't acquire my RE license yet! Are you working a debt snowball Ramsey style? I hope to leverage what I make in REI fix/flip to get the rest of the debt paid off and then build wealth.

@Shanna Bechtel  I'm new to this but from my college days I remember that local ordinances were pretty strict on college rentals. There were rules about how far a college rental home has to be from another college rental home, etc. IMO it was the city council, mostly owners of college rentals, protecting their interests but that's just me.

My RE Attorney told me to know the local ordinances before buying to avoid any trouble.
