ADUs have different requirements than a Duplex if you go to the site that james carlson sent out.... One big thing on this duplex is I would imagine that people who own duplexes are their personal residences just send all of their bills and stuff to the property that they want to airbnb that bypass denver rules... you gotta love the hotel industry and their lobbying efforts. Hawaii was even worst than denver.

I am running numbers for a duplex in denver and am looking to calculate numbers for running an airbnb in denver 80205 for a 2 bed 1 bath ... any advice on things i should think about?

This just happened to me as well.. it costs me a substantial amount of money making my net profit for one of my properties a loss for the year.. I went the full route, had to have a Biohazard clean up for the sewage leak as well as redug the line to the meter, cleared and killed the roots, put the tenant in a hotel ... Good luck.. it was a painful expense

@Ray Johnson I have a house I’m

Flipping on the outskirts of Irvington. It’s a good area but there are some clear lines in the sand where the good and the sketchy meet. People are starting to look in other areas in the greater Indianapolis area as house prices in some of the hotter areas to flip are becoming unrealistic. Irvington seems to be a place people are looking. There is an area that is sandwiched between Irvington and arsenal heights that has traditionally been pretty rough but is part of a federal promise zone that receives money from the FEDS to Reno old houses.. people who buy some of these houses in these areas can receive some pretty nice tax breaks. For instance just hop on Zillow and look on rural street and you’ll see an outstanding strip of fixed up houses sandwiched between some run down houses.. this is part of the project is I’m not mistaken

Opinion it is over saturated with flips if you look at how many renovated houses are sitting on market there.

this is the first year I am looking to use a real accountant to do my taxes since I rent out rooms in my house and also have a couple of flips I finished last year. I am looking for a good affordable tax accountant that can help me with these items on the Island of Oahu in Hawaii. Anything Helps!

Hi all, 

Last year was the first time I started flipping houses.. on one of my houses I took a pretty hefty loss after selling it and was curious what avenue I take (what form/schedule...) that I utilize to file for claim that on my taxes is there is a tax break for such a thing.

@Chavis Kendrick Southport is a good thoroughfare for people trying to get to different areas of the Indianapolis. It’s connected to the highway system and some big feeder roads. Idk too too much about Southport school systems but I do know if you look a little further like greenwood you are looking at good districts. I would say that people are really willing to pay to get their kids into the greenwood and CG districts. I’m sure property taxes reflect accordingly though. As far as Southport goes I do know theee are some private schools around that area too that people want to be close to so depending on where you buy those figures sound reasonable for sure
