Money is cheap right now with interest rates.  

Depends on your goals and risk tolerance.  

Will renting your primary cover the current mortgage?  

You can take out a HELOC on primary and out that to use to buy other rentals

Is your goal to have passive income or a paid off primary?

After the economy goes in the tanks soon, banks might not be doing HELOCs or especially at such low rates

FHA loans with 3% down house hack for a year and move on...next thing you know you will have 10 properties and can keep going or 1031 into multifamily. Good luck!

We wish to use private money for bigger deals.   We prefer not to take on partners but give a rate of return - basically a loan with their money guaranteed by the asset.

How do you structure that?  

Your attorney drafts up a note?

What are typical terms?

What is your go to for Wholesaling lists?

Propstream or Listsource or.....

Which one and why please. TIA.

I'm always interested if you find a good opportunity for mobile home park around Lexington. 

Middle class was decimated during the last administration.  Healthcare insurance under O was merely disaster insurance where no one could afford the premiums - might as well not have it - except then the politicians cant brag.  Before one political party and China brought our economy down, we were thriving. People coming off welfare, coming off food stamps, lowest unemployment for minorities - if you can't be happy with that, then what would make you happy.  Bringing up all of us including those at the bottom should be the goal.

So many challenges that the current administration has overcome.

If you want your tenants to have a job to pay rent, avoid rent freeze, avoid eviction moratorium - BE CAREFUL who you vote for

Agree with @Jonathan Pliszka to screen wisely

Rentometer is a good source for getting a rental estimate. They have where you can get so many estimates free for so many days.

Facebook market place is a good source to see what rents are.

One of my hacks that I've used is to create a Facebook market place listing with 1-2 pics of your property with the rent goal you'd like to see if the market supports it.  I've used this when thinking of buying in areas where there is little rent data and had good success gauging the market.
