Hey @Josh Franklin, I'm a new investor in Lexington/central KY as well. I'm also interested in BRRRR.

First summer with a lake house VRBO, have had a few reservations thus far.  Hope the flood gates will open soon. 

I would finish your degree and live like a poor student. Save. Save. Save. Get a good job. FHA 3.5% into duplex or triplex and house hack for a year. Wash and repeat. Next thing you know, you'll be 27-28 with 5-6 properties on the path to financial freedom. Anyway that's what I wish I would have done back in the day. Whatever you do, don't become a doctor.

How do you handle helping someone get their stuff moved out?  Walking money? 

Is this included in your contract and paid at closing from your assignment fee?
