@Lori N. I see that your profile says you are iN Virginia, is that where the property is? If your lease specifies email as an acceptable form of notice you’ll be fine. Otherwise notice must be posted on the main door of the premises, hand delivered to a person over the age of 16 at the premises, or sent by certified mail.

@Leo Don the issue is that the court needs “proof of service,” meaning the defendant was served with the summons. Google “skip trace service” in the city where the property is located; they will find the departed tenant for a small fee. Then you can serve them with the paperwork.

Truly “hidden concessions” exist... for example a $600.00 rent rate on an $800.00 apartment, or storage unit rental that is included in the apartment lease for no extra fee. These can be really hard to catch during doc review when they are buried within the lease.

@Andresa Guidelli I have no experience in Philly... but in my market the alarm company contracted to service/maintain the alarm provides the monitoring service. Here it’s $25.00 to $35.00 per month for monitoring.

@Jose Guevarra I doubt there’s any value in that septic system. Even if the system is salvageable after all these years, I would expect the AHJ to require it meet current standards prior to reconnection. And construction standards have changed a lot In the past several decades. Just a (slightly) educated guess...

@Adam Philpot network, network, network. Trade associations, local business organizations, chamber of commerce, cocktail bars, etc. And just pick out the businesses you want and start cold calling them.

@Ashton Sharp nope, the payment is calculated according to the balance of the line, so a $0.00 balance equals a $0.00 payment.

@Stephen Brown @Ben Kahle the mail carrier places the package in the parcel locker and then puts the key to that parcel locker in the resident’s mailbox. Works like a charm!
