@Andrew Johnson and @Account Closed I have a similar issue to pertaining to the theme of this thread. Essentially my landlord used almost all of my security deposit to lay sod in the backyard after I had moved out. There was no sod prior, just burnt seeded grass and dirt patches when I first moved in. Is she legally able to improve her yard property beyond what is was upon my arrival 6 months prior? Would this hold any weight in small claims court?

Greetings to the BP tribe!

Hope everyone is having an excellent summer thus far and crushing some awesome RE deals!

I wanted to see if anyone would mind lending some insight into a prospective deal I am currently dealing with right now. The main questions I have is, at what price would this deal become attractive for a serious cash end buyer. 

The overview is as follows:

- Great house, 3/2, 1800 sq ft. good bones, in an excellent neighborhood that is hot right now

- Only setbacks are: kitchen counter tops could be replaced with stone, new paint in some rooms, the furnace is 10 yrs old, and the washer room and a study are both completely unfinished. 

- The owner is seeking $479K, comps in the area range from $450-$500K.

Is there any investor who would mind lending their knowledge on at what price I would need to lock this in under contract to make it attractive for a serious cash investor?

Just thought I would toss this out and hope for some help!

Post: Denver Wholesale Assignment Contract

@Bill S. and @Matt M. 

I certainly agree with the advice of utilizing the existing Colorado Buy & Sell Contract (residential) for a wholesale deal. As you all mentioned, the addition of an assignment clause is needed in the Additional Provisions section. My question is; is there any standardized straight-forward literature for this assignment clause? I am filling out my Buy/Sell contract now and would love any input on how to properly and legally draft the language for the assignment clause.

Right on @Justin Silverio! The whole realm of REI seems to have a such a knack for saturating areas with slight variations in the marketing collateral being pushed out. A little creative thinking and attractive design goes a long way it seems!

From my experience, there are always going to be individuals who just want to see what kind of offer they can squeeze out of investors who are touting hard money for their houses. In my various marketing campaigns, I've seen that the conversion rate has been subjective on the area I am farming out. Granted the RR has been fairly consistent between 5-10% and even up to 15%, some neighborhoods have been more adamant to meet and negotiate deals (which I believe stems from the demographic, average age of the residential area, and simply the culture of the neighborhood) My skill sets and insight into print marketing has been key in building an emotional response, and thus providing qualified leads. Like you said @Bill S. , we are all far more concerned with talking to real motivated sellers and not just someone wasting our time. Thus, creative mailers are indeed a way to get the phone to ring and upon answering it is fairly contingent on your choice of area to farm and closing tactics to convert those RR to CR, and eventually snag that wholesale contract. 

Would love to discuss this further with you all, @Ryan Sanders and @Bill S., and work together to see what designs/literature/CTA's are truly mining out real motivated sellers versus someone trying to waste our time.

Hello to all!

After becoming more involved in REI and the local markets here and around Denver, I have begun to see the incredible amount of reliance upon various forms of direct mail campaigns. Be it yellow letters, custom postcards, etc. it seems that this tactic of REI marketing is alive and fruitful here in CO. After studying the responses and learning from other's experience, I have had success in creating my own creative marketing strategies that have yielded anywhere between 5-10%RR. My background in print design and creative marketing has definitely helped me streamline these campaigns, and working at one of the largest print houses here in CO has greatly helped in regards to cost of farming out addresses and designing/producing the mail pieces, and even with postage.

Hello to all here on BP,

I have a fairly interesting/touchy situation on my hands and would love to hear any experience or advice on the subject!

So I have moved into a town home community recently and had the pleasure of meeting, for the sake of this discussion 'Ralph'. Ralph was 94 and fully dependent on his much younger girlfriend and hospice. Few weeks ago their hospice nurse moves locations and being their neighbor next door, the girlfriend asked me to assist Ralph in getting up and out of bed, and back in to bed and Saturdays and Sundays as she was not strong enough alone. With my previous experience in PT this really wasn't an issue plus I was helping out someone in need. So I befriended Ralph and his mid-50's girlfriend and built some great rapport over these past weeks. Cutting to the chase, Ralph passed away this week from natural causes. I'll miss the cheeky old man and know he is in a better place. 

I have talked with 'Tony' the girlfriend since the passing and made sure she knew I was there for anything if she needed something, I mean I am still next door after all. However It is pretty certain she is looking to liquidate any assets that are left behind and to my understand the town home, etc. is going to go, most likely sooner than later.

I am certainly not an ambulance chaser and definitely not planning on approaching her about buying this town home anytime soon, in fact I am bringing her a bottle of wine, and some other 'Colorado goodies' which we have shared prior together this evening. The last thing I want is this idea to sound greedy or inconsiderate. 

Would love any feedback or advice or experience on how to best ease into a partnership and conveniently help her out with what could become a lengthy drawn out process.
