if it's exterior then why drywall? I would definitely do it on interior walls, just frame over it that is and 4" x length of divided 12" is how much interior space you would lose, but I'd still do it. It'd be more time and cost effective.

nextdoor.com , Angie's list, and yelp are good for feedback on local contacts. Let the prospective know that where you found them and it also helps them to know that there being " held to there word" when they do a job for you.

I am currently renting and came into my new market in a new state with a 530 score, but when my new potential landlord took into account for everything that happened to put there they just shook there head and rented to me. i had near perfect credit till a divorce happened and my company transferred me to a new location. My fiance at the time dropped everything and moved to Idaho to start over, I had a high paying transportation job with a company I'd been with for 15 years. my score now is back up to 608 and still climbing. while were waiting for that to happen my landlord has had a premium client who takes care of the house and property as their own and pays rent on time every month. Am I proud of the situation I'm in? No. But that's life. I will be a home owner again and I will own multiple properties on top of that as well. I am 40 to top it all off. If our credit scores were the only thing to judge us by we would have serious problems. There has been some good advice in this column so I figured I'd throw in my 2 cents. @Darien Gaston Welcome to BP, I too am in the transportation Industry as well. 20 years mostly OTR. It is very difficult to get out there and be boots on the ground when your job keeps you away from the territory that you want to be involved in on a regular basis. I'm not sure exactly if that's your situation and or what you would be required to do to get into real estate in Indiana. Do you have a local meetup you can go to and do some one on one chats with people and also what about whole saleing in your area too. I'm glad to see another road warrior trying to do better for themselves on here, good luck on your endeavors and I look forward to seeing your success story on here.

Jonathon, it ultimately comes down to what are your goals. How do you see your investments in say five years and what do you want in return. If it was me I'd put the money down rehab and rent or even flip the property. What's the deal look like could you whole sale it? What's your comfort level?

MY why?????......... Well I am a otr truck driver right now. I am away from my wife and children for 2 weeks at a time. I've been doin this for 20 years now and have Had two daughters move out on me and still have 3 kids at home. Every time i look at them i want to be there for them more. then theres my beautiful wife whom I desire to be around for as much as possible. then when I am able to go to church I want to be able to give to those in need and help those in the community. I want to be able to travel to see my daughters in the towns and states they live in whenever i want too. I want to be able to help whomever I want whenever I am want too. I want to be.

My wife and I are Looking at a FSBO that the owner wants 300k for, tax assesment prices it at 137K, and zillow at 218k, both the houses need work id say approximately 20k on one and another 40k on the main, its on 7 acres and the septic is new and rated for 75 to 100 years, it was overbuilt. It also has an old dairy barn with a new metal roof that could be turned into another 2 room house. As it sits now we could get 1250 for the main house and about 650 for the second house. this would be a full cash purchase with a pm lender within the family with 50/50 ownership.
