FSBO in Caldwell Idaho with acreage and two houses

My wife and I are Looking at a FSBO that the owner wants 300k for, tax assesment prices it at 137K, and zillow at 218k, both the houses need work id say approximately 20k on one and another 40k on the main, its on 7 acres and the septic is new and rated for 75 to 100 years, it was overbuilt. It also has an old dairy barn with a new metal roof that could be turned into another 2 room house. As it sits now we could get 1250 for the main house and about 650 for the second house. this would be a full cash purchase with a pm lender within the family with 50/50 ownership.
