If I were in that position I would probably keep the security deposit and let them go. As long as that is legal in your state that is.
Find a new spouse... kidding. I too am looking to house-hack a MF near Princeton (you commented on my first post about it). Looking at what's out there in our market is discouraging. Have you ever read "How to win friends and influence people"? Try to explain the opportunity to him in a way that makes him want it (I know that's easier said than done). If all else fails, resort to "happy wife happy life". Good luck!

Hi Angela, welcome to the forum! I'm new as well. I think that the first thing for you to do is to figure out what kind of REI interests you the most. What are you looking to get from it? Figure out the "why" and then you can figure out the "how". Once you decide which area of REI you are interested in, you can put all of your time/research into that. As I said, I'm new to REI as well so I am far from a seasoned pro but I have learned a lot from listening to them and learning how they think. Hope this helped.

Run the numbers as you would with a rental property that you would have to buy and see if the numbers work out.

 I was able to download the audio version to my iPhone and open the zip file using the "Documents" app.
