Not paying debts (in this case a lease) is punishable under the Uniform Code of Military Justice.  Now, some commands may be more lenient then others, but it can be an issue for career service members.

I've had clients in the past pay a significant buyout rather then just breaking a lease (even though there was just cause) to avoid any derogatory marks that may affect future promotions.

they make rekey kids that you can buy on Amazon or Ebay for for all the popular brands.

The first time you attempt this, it can seem pretty daunting. However after a couple of practice rounds, I can rekey several handledits in about 10 minutes for less then $10.

I just rented out my first property that only has a walk in shower instead of the traditional tub. The property was advertised for 3 days and I had about 12 showings before the lease was signed. Only one person out of the 12 mention that the lack of a tub would be a problem this was because she had a2 year old daughter

Well I had a sign up in the yard for about a week but once I posted the property online I received a huge response.  I found what I believe to be two great tenants and I can't wait to see how this all goes!

Hello All-

First I wanted to thank everyone for contributing to such a great community and for providing such a wealth of information!

My (soon to be) wife and I are located in the Quad Cities (Moline and Rock Island Illinois; Davenport and Bettendorf, Iowa) and are in the process of renting out our first buy and hold property.  I guess I am what you'd call an "accidental landlord". Before I met my wife, I put a lot of money into upgrading my small two bedroom home with the intention of living there another 3-5 years.  However, once we moved in together, we quickly realized that we needed more space and started looking for a more long term solution.  We found the perfect property for us and moved in several months ago.

Rather then selling the home and not fully recouping my investment, I have decided to put it on the market for rent.  So far I have received a lot of positive feedback and am currently looking for the right tenant.  I am an attorney who does a lot of collections/landlord work, so I am being very picky when it comes to a potential tenant, as I understand how difficult collections can be.

My short term goal is to make it through this first lease term of my single property and the reassess the situation. I love the idea of buy and hold properties, but will need to ease into things to make sure it is the right fit for me.

In the meantime, I am trying to learn everything I can and look forward to being part of the community.
