Hey All,

We are looking at purchasing a deal in the east valley of Phoenix, Arizona in Mesa. We discovered during inspection that the hall bathroom has an alcove for a shower, but no shower installed and the space is too small for a bathtub. It is an older home, and would be hard to move walls around to make space without basically taking the whole house apart. Question: If we have a tub in the master bathroom, but not in the hall bathroom, is that a deal breaker for turning the home into a mid term rental?

@Alex Kohler I have had a rent by the room home in Mesa for the last 3 years, and almost all of my tenants, and all my tenants I didnt already have some relationship with, have come from FB marketplace. I just recently rented out 2 rooms, and I had what seemed like 5-10 people a day reach out, though I will admit some were scams or what seemed to be fake accounts. I would 100% recommend FB marketplace if you haven't jumped on yet. FB groups help, but I think it adds legitimacy when they see it linked to an actual posting.

Hey @Anya Boisselle, did you end up purchasing? My wife and I are under contract on a home we would like to turn into an MTR at some point close to downtown Mesa and the Mesa Arts Center, ~ 10 minutes from Banner Health.

Hey All,

I currently have a 4 bed 2 bath house in Mesa, Arizona that has 3 out of 4 bedrooms filled, but I am now looking to fill the primary. I have used Rentredi to send the listing to Realtor.com and used Zillow Rental Manager for syndicating to Zillow and Hotpads. I am curious if anyone else has found success listing their units other places, and if so, where? I was thinking about looking into some Facebook groups but wasnt sure how many people still use Facebook to find a place to live. Home is about 10 minutes from ASU and very close to Mesa Community College as well as a Tier 1 hospital.

Hey All!

I am in the middle of a renovation that has gone a little over budget. Originally, I did factor in taking out the soffits in the Kitchen, at least not at this time. However, I am trying to maximize what I will be able to refinance the home for. I was curious from any agents or appraisers out there, if I fix up the Kitchen nicely (new hardware, new countertops, repaint cabinets) how much of an impact on appraisal will the soffits have?

Hey All! I am currently in the middle of my first full remodel and I have a couple questions. The first is, my home was built in 1971. Therefore, I know there is a possibility that it has asbestos in the popcorn and drywall. I was curious what the pros and cons are to testing for it? I cannot think of any cons, but I was curious if there are any. In addition, does anyone have recommendations for asbestos testing in Mesa, AZ or the Phoenix Metro area?

My follow up question is, should I scrape the popcorn or just skim coat over it? Thanks for any advice you can provide!

As a younger investor looking to build cash flow, situations like this always present a challenge and highlight the importance of having clear investment goals. I trust the values and rents will continue to rise, but it is hard to tell if, when choosing to invest for cash flow, it makes more sense to sell and reallocate the money to a higher rent to sales price market. A good problem to have for sure!

Hey All!

I live in Tempe, AZ (outside of Phoenix) and the market has done very well. I guess it has most places! I am trying to expand my own knowledge, and curious if anyone has found any creative ways to access the equity in their home without doing a full cash out refinance or selling the home. I understand HELOCs and currently have one on my property, but curious outside of a HELOC if there are any other ways I may not be thinking of?
