Hi everyone,

I have a potential first deal! I looked at a house in Framingham, MA right around the corner from Framingham State University. It is a 3 bed/1.5 bath in need of repair with a motivated seller relocating and under water by about 50K. I see an opportunity to turn it into student housing as there is a similar house next door to the property that is now student housing. I am looking for advice and someone with experience that may want to partner up on this deal and help me work through it in return for a split on the profit.

Hi everyone,

My drive-by strategy worked and I just got off the phone with a potential deal. The family is relocating and needs to sell quickly without hassle. I'm going to meet the family and look at the single family house on Friday. Any advice for a first-timer? I know this will be my hardest deal, as it is my first, and I need the momentum of completing a deal!

@Steve G. I'm using a website, AdWords, drive by's and sending mail to the driveby's. I have used lists in the past with little success, do you have a recommendation for motivated seller's lists?

I looked at bandit signs but have heard mixed reviews. thoughts?

I have not found any motivated sellers. It makes me think and the conclusion is that I don't understand how/where to fine motivated sellers!

Any suggestions?

Hi @Steve G. Great idea! My problem seems to be finding the deal. I understand how to negotiate, close, etc. but I can't seem to find that "First" deal. I feel like I'm missing something. I went to/am going to seminars, have joined groups, made connections, flyers, business cards, websites...but can't get that first deal started. Any advice?
