Potential First Deal need help!

Hi everyone,

I have a potential first deal! I looked at a house in Framingham, MA right around the corner from Framingham State University. It is a 3 bed/1.5 bath in need of repair with a motivated seller relocating and under water by about 50K. I see an opportunity to turn it into student housing as there is a similar house next door to the property that is now student housing. I am looking for advice and someone with experience that may want to partner up on this deal and help me work through it in return for a split on the profit.
