We meet on the 2nd Tuesday of every month at 5:30pm at Uncle Bucks Bar & Grill in Ottumwa. Learn and network with local investors in the area. This is usually a discussion style meetup where everyone can ask questions and participate. No one is called out to participate or discuss and we encourage new investors.

I’m in the DSM market right now and it’s pretty hot. There are deals out there but they’re getting harder to find. I would look for a local lender like a credit union and see what their recommendations are with your loans. A lot of them will look past the student debt if the deal is good.

@Randy Wiley I look for properties that are a minimum of 24 units, value add, unstable/poorly managed and I try and get them at 70% of market value or lower. I’ll go in with professional management and clean the bad tenants out, rehab the units that need it, and increase the curb appeal.

Instead of taking the cash out during the refi just put it towards the next buy for the down payment. That way both properties are tied together. Once you get the new property stabilized you can refi and “untie” the collateralization.

@Randy Wiley I currently BRRRR apartment building. I've been doing this for years and only put cash down on my 1st complex. I just bought a $2.5M complex with $0 down and my ARV in 12 months is $4.1M. I'm also getting 100% financing for the rehab costs. These are all financed through local banks and I do not have any partners or raise any money.

I also don’t refinance and take cash out because I don’t want to overleverage the property. I just cross collateralize the equity.
