@Adam Craig I have started replacing boilers once they go bad with HVAC and AC systems simply because more people work on them and because they rent easier. With central AC my tenants are not tearing up windows but trying to put their own window units in. Plus I think it adds more value having an upgraded HVAC system vs a boiler.

I do this with apartment buildings all the time and have no problem. I will buy it with zero down and finance 100% of the rehab. Then usually within 6-12 months I refi all the costs into a 20 year amortized loan. My original loan to purchase the property is also a 20 year amortized loan and the best rate (about 4.5% at the time of this writing)

@Denzel Domingo usually you just give your account number and bank to the tenant and they can deposit their rent. They would be able to get your money or banking info. You can always try cozy.co or another PM software if that would be easier.

For making a payment you should be able to set up an automatic bill pay to send out the mortgage. Or just write a check.

B. Typically debt on rental properties is good debt. If your tenants are paying the bills Id buy more.
