Literally my exact same experience. It honesty feels like you wrote what I was thinking to the T. 

Sorry you had the same experience as me. I actually just stopped a few weeks back and started calling again. I’d rather call myself and mix in mailers for the price I was paying.

I got the gold now. This comes with unlimited callers, acq and dispo as long as you're capable of their weekly pay. I wouldn't stay this long if I'm losing investment. I do have diff hustles aside from wholesaling, so I need hands to help me while focusing on other businesses


 I understand you're profiting from this, I would expect that you are. I'm trying to gauge what the gold package, used at its minimum, will yield for deals per month/year.

I'm looking into them as well. I keep going both ways on whether they are worth it. Can anyone explain in detail why their experience was good or bad?

Like another post said educate with books and podcasts. That has helped me tremendously and can’t get enough of either.

I am in very similar situation as yourself (automotive technician for 4yrs) and 34yo that just switched careers.

My biggest bottleneck was getting over the fear of purchasing a property and not having all the information and answers to be a landlord. The REI community is very generous and willing to help if you ever need it last minute. I learned equally as much being a first time landlord as I did reading and listening.

Don't feel rushed, 33 certainly isn't too late to get into REI. I didn't have much for savings/retirement and lots of debt, yet I bought 2 sfh in the first year while making plenty of offers for another. Once you get that first property everything changes. I have a friend that got close to 10 sfh in the first year. He was able to tap into his 401k. Everyone's situation presents different paths. Make sure you connect with local investors through meetups, never know what you'll find…money, JV, mentors, education, etc

For private money…

purchase price x .XX% (lending percentage) / 12 months = monthly payment.

Purchase price x .0X (points) = origination costs

@Eric James I appreciate the feedback. I do understand that not having my W2 job will create hurdles initially, but my W2 job was also limiting the time I've been able to invest in real estate. Ultimately, I feel losing my leash to W2 will allow me to entertain areas I previously didn't have time for, or focus more time on my current REI path.

I do have some pieces in place, so it’s not like I’m completely firing from the hip.
