Agents, realtors, You do alot of marketing and networking and you know of someone (you have a seller lead) who is just not realtor, show or list friendly but needs to sell. That seller is motivated, difficult, in a little bit of distress, and has an "investor, handyman special" property. Its in original condition, it needs a ton of work, its not financeable, and the lead is stuck. Rather than let that lead go to waste, here's what to do, Ask the seller if they would be open to getting a cash offer, and regardless, run the lead by me; your buyer.

Motivated seller who needs speed, convenience, cash, solutions, flexibility, and has a property with cats, termites, title issues, tenants, eviction, tear down, "good bones" rehab, fixer, vacant, etc, etc.
