using technology for efficient outbound communication to the world is direct action oriented, starting with the tele-phone invented in the 1800's i think.....anyone afraid of initiating talking usually criticizes it, because they cant do it. it's a skill, and the foundation of real estate transaction.

Using technology to wait for inbound calling is less action oriented, indirect, passive, but can also support your efforts to connect with the outside world too.

there is nothing more action oriented and direct and scary than picking up the phone to initiate a conversation.  

technology that weeds out busy's, drops a voice mail, and allows you to do less manual labor with your fingers, and outsource-able is brilliant..

You can buy out of state here, light rehab, under market and turn it over to a professional property manager without using a turn key provider. Retail scares me, I want to "assume" JWB is about 20% above retail in exchange for them managing it, I think 3 year leases, their own tear down cleared lot new construction homes, or fully rehabbed to perfection looking, by a rehab investor like homevestors.....

if you're ok with that, they are the only ones I know of, or seen as I drive under their big billboard.

If your flexible, you can go shopping and find a better deal...particularly you being so close..and same time zone, easy flight.

I have property managers managing mine in Raleigh that I bought out of state.....I kept coming south for consistant warmer weather..and keep them managed up north..

Position is remote.

- Real Estate Acquisitions. (become expert at talking to owner/seller, surfacing deal, learning real estate numbers, analysis and REI language.)

- marketing, prospecting with Outbound calls to leads.

- key task: 30 contacts given, (50 to 75 outbound calls, 2-3 numbers per contact, 2 hours per day) .

- Communicating to sellers of distressed properties, checking interest, opening dialogue, 1 to 5 minute max call, not selling anything.

- You will not be selling anything, but checking interest from leads of distressed properties, to see if they, (owner), want to sell. (this is the foundation of finding deals).

Candidate would be friendly, calm, entrepreneurial, ability to make an outbound cold call and communicate 1 sentence of initial communication to open up dialogue and see if there is interest of owner to sell their property. A call can lead to response of disconnected, voicemail, wrong number, polite, respectful, scared, periodic disrespectful, rude, hangup, etc)

There is no driving, work remote, 1 hour to 2 hours (90 minutes base) a day,  5 days a week of focused call from a list, to call 30 contacts (owners). 

- commission based.

- position to become hourly based eventually depending on experience.

- potential to learn contracts, house walk through, rehab estimates,

(or airbnb monthly, find manager for that and periodically live in it.. :)

get your financing in order, approval letter, and then know what you want (target purchase), and then hunt for it online, then make offers with an agent with investment experience...  (own your search, ("mls looking)", and numbers)...

would you say from your experience with online auctions, and educating me as newbie to auctions, would this make sense:

Q. is it safe to participate in Auction.com Bank owned properties with hard money because there is a longer period of time to close.  (hard money lenders need at least 5 days).

As opposed to Auction.com forclosures which default to county website, and Fl county website needs full funding by like 12noon the next day.. 

(impossible for hard money)

 Q.(one other question, is it safe to say bank owned must provide clear title for closing, as opposed to county websites forclosures where they are not title ready and need title search before participating

Out of state is way to go for buy hold (with light rehabs).

Make Colorado time-trade w-2 money and invest in real estate market with better investment numbers..

For on-market deals (MLS/zillow) the buy hold deals, and analysis info are everywhere on the internet from your bedroom, use diligence period, and keep to light rehab........a realtor can help to a degree, but you must own your own hunt, your numbers, analysis and your offer...

i would suggest not buying out of state with wholesaler where there is no due diligence or having no boots on ground will be tricky.. and also suggest not flip paper or property out of state...

But a buy and hold with due diligence and light renovation from the on-market (zillow) , and analyzing it on your own is do-able than ever and making an offer on it is action...
