@Amanda Jarrett, I try to always lease for a term of twelve months plus whatever it takes to get a summer renewal. Tenants usually understand that works best for both of us so there will be more availabile rentals for them come renewal time.

@Amanda Jarrett, you have a very nice looking property, I really like it. Have you considered hiring a leasing agent? How close are you to 12 grades of school? Walk or bus ride required? Parks? Grocery store? Entertainment and dining? How does your rent compare to competitors? Does it smell April Fresh inside? You might get another unbiased opinion from someone who doesn't have any pets and see what they think. That's a really nice home in an obviously nice neighborhood. Very desirable looking.

@John Yoo, I would engage the services of the best property management company you can find, one who is experienced with Section 8. Don't try to do this on your own. Some Section 8 housing agencies can be extremely difficult to work with and some are cooperative and helpful. Be as discerning when you pick your manager as you would be in selecting a doctor. If you find the right one, you can experience great success with little future involvement from you. The sooner you take my advice, and you will eventually, the better for you.

@Ben Cogdell, the proper thing to do is to honor the contract and treat other people the way you would want to be treated even if you may make more money. Do what you know is right.

@Dan Heuschele, almost every question asked here would be best answered by : Engage the services of a fantastic property manager. If you bought a formula 1 racecar, would you try to drive and maintain it yourself in the Daytona 500 or would you hire a top driver? Sure you could probably get yourself around the track, maybe even the entire 500 miles but you probably have better chances of winning the race with a professional driver and pit crew. Same goes with proper investing.

@Zachary Inman, I'm holding steady in Dallas, Texas. I have almost no debt on 13 SFH rentals and one commercial built. Rents are up and still rising. If price go down, I would buy more.. Otherwise I will maintain the same course I've been operating for 25 years.

@Greg R. I remain steadfastly confident in my real estate investments. Mortgages paid off and rents keep rise. No intention to sell anything for 10 years.
