@Mikielle Elum, I believe you would be so much better off if you get a Really GREAT property manager. Is there a reason you are trying to do this by yourself? It's costing you money and frustration and causing unnecessary legal exposure.

@Otto Williams, if you find someone you trust and they do a good job for you, use them for all the services they can provide. It will be in their best interest to find you the best properties, and best tenants.

@Gloria A. A professional property manager would never give the keys to a tenant who has not been fully qualified, income verified prior rental history verified, criminal background checked, paid first and last month's rent and a hundred percent of the security deposit and provided proof of renters insurance naming the property owner as additional insured. Why are you trying to do this, yourself?

@Tim Bee, I net about $1000 per house per month (class B+, 3/2/2 brick SFH). No mortgage, average value of $380,000.

@Troy Patt, I primarily buy new construction,semi-custom, executive homes in top rated school districts. In return I get great tenants,. Low maintenance costs, price appreciation.

@Vanessa S., it sounds like you are trying to manage your own property and dealing with the endless frustrations of choosing to not have a professional property manager do this for you. May I ask why? A professional property manager would have the window replaced immediately and if circumstances warrant it, would have the tenant pay for it and you would never even know it happened. Why do you decide to put yourself through this?
