I wouldn't be doing anything.

Welcome, I'm not too far away.  I have looked at some of the properties in Bedford and drove by a couple other day.  They have a couple interesting looking older ones.  A hotel conversion and a house conversion.   Anything coming into Bedford, new jobs or anything?

@Sara Jackson I have successfully done several checks so far with my Pro discount where I pay the fee and it seems to work well.  If I choose to have the applicant pay does this discount get applied to their charge or do they pay the full $35 price?  Do I need to give them the discount code so they get the $10 off?  If so that seems like a bad application design.

 good point

I haven't really been able to find a duplex in my area as everything seems overpriced for how old(built in 81/82) they are and the condition they are in.  I can get a good sized lot cheap in my town and was thinking it may work for a duplex or triplex.  Anyone know what kind of costs I would be looking at in south central Indiana?  The older duplexes for sale are listed between 115-121 and most need roofs and complete interior updates.  Can you build new for close to that price?

The guy has been in two years with no problems.  Regardless, I don't want anything to do with him as he was convicted of child molestation and I read part of the case report.  This sentence I found is pretty bad.  "In addition, the trial court noted several other aggravating factors, including Bigelow's failure to successfully complete probation, his pattern of physical abuse toward women, his history of substance abuse, evidence of multiple instances of molestation toward the victim, and his violation of a position of trust."

I still haven't heard his lease status yet.

Matt - is this a condo???? If so - 200K is a lot of money. What are HOA dues?

For sure, I'll be getting an inspection done.
