 Darren you're absolutely right regarding rent/rax ratio.... I'm more concerned about a property that will appreciate better over the years especially if i can put some work into it while I live there than tax :)

 Haha Robert! you're not kidding prices here in charlotte and jersey are not even remotely close to each other (nor the Sq. Ft you get for the money) but then again i kind of expected that lol. So no worries there. I grew up in Red bank, NJ so i'm familiar with jersey just not the NYC border areas. i'm moving to Hudson country with the proximity of my job and my wife's school in Newark! Hopefully i can narrow down to a property that has good investment potential in the 450k range in the next 2 months! We will most likely move out in about 3 years and it will become an investment property. I'm willing to do some fixing if it need to be...

the area on the side of 440 you are talking about, i'm about to start doing some research there. i looked into Bergen Lafeyette neighborhood and you're right the area doesn't have the same excitement as some streets of JC! but there are some well priced homes in that vicinity.

 Carolyn although I would like a new condo with my price range of up to 450k I think it will be hard to find such a property with above 1000 sq. ft in JC area so i'm expanding my options and currently looking into nearby cities as well. Any location that rings a bell for you with great sq. ft and up and coming?

I took down your points. Thing is I have a property (on a VA loan for 180k), that has been rented out for about 4 years now with good cashflow. And I'm reading up on the second VA loan program for veterans. Do you have any exposure in 2nd loans since your in the banking side? I need to find out how far i can go without a down for the next property! Would love to connect with you!

i realized JC has a light rail system that is probably not the best way to get to the city direct! So i'm still looking for areas that connects directly to the city.

 Thank you so much for your feedback! I'm definitely looking into the area you suggested Carolyn. Hoboken like you said is beautiful but you're right, it's darn expensive at the moment! my main priority is a property that would have close access to rail transportation into city!

My wife and I are moving to New Jersey area that is closer to NYC. She is starting her anesthesia school and I will be working in New York City. We discussed our options and decided it would be better for us to buy a place rather than renting. Our goal is to later own move out of this place in about 3 or so years and keep it as an investment property! Can you guys suggest areas near Hoboken/ Jersey City that you would recommend? Also if you guys have any past experiences would love to hear it! Thank you guys in advance!

Hi folks, Me and my wife is moving from Charlotte, NC to jersey city/Hoboken area for a better job opportunity. We own a few properties here in North Carolina and are looking to buy a property on JC instead of renting... what's you guys take on a first time Jersey property buyer ?! How are the taxes in comparison
