Hi Will, since you've gotten a loan with USAA in the past, quick question: Have you ever tried to move your personal VA loan to an LLC ? I'm about to contact them regarding this and wonder if the DOS might kick in or if they would say no!

What's you guys opinion on buy-hold properties around military bases?! Any advantages / cons Would love to hear about this as I'm a veteran myself and have stayed at these properties before right around the base where most of the time you can guarantee rental income since they are military individuals who are bound by the base to pay on time. Anyone doing such investments at the moment?

 Hi @bryan is this still the best route to move forward for transferring an existing property ?

Jeff, I know this post is from long ago but I'm curious what you ended up doing. Did you move them to an LLC (take your chance on DOS) or did you form a trust ?

I'm in a similar situation at the moment, I bought a property 4 years ago through USAA and would like to move it to my LLC as I'm starting in real estate investments slowly. I called the bank and it sounded like USAA does not have a problem with me moving it to an LLC for liability. has the law changed ?

if anyone else have any recommendations as well I'll take it! if USAA is OK with the LLC route should i do that or should still do the trust (LLC being beneficiary) route?

I did this deal without ANY real estate knowledge or experience.  I've been self employed since 11th grade, where I was investing in everything from electronics & cars, to stocks and options.  I'm also lucky to have a father whose had a lifetime of construction experience, so we at least had some bare bones experience.  However, I'd be naive to think I didn't get lucky on this transaction.  Knowing the little I know now, a LOT of things could have gone wrong...

Therefore I've been DEVOURING information since then. Lots of forum posts, but mainly podcasts. I want to succeed because of hard work, knowledge and resourcefulness, not because of luck. I started with episode 1 and I'm currently on 32. Since then, I've gotten a duplex and a SFH home under contract, and should be closing both within the next 2 weeks. I plan on holding and renting these. I'm also negotiating on 2 more duplexs, a triplex, a SFH, and a wholesale flip. I'm deploying strategies such as seller financing, partnerships, and lowball cash offers to work these deals.

 I can honestly say I wouldn't have done any of this if not for the incredibly informative podcasts put on by @Joshua Dorkin and @Brandon Turner.   You two (and all of your super intelligent guests) are AWESOME, and I hope I can meet you all someday.  I owe you all a fancy *** dinner at the very least.

To wrap this up I'll talk a little about my future plans.  My goal is to have 15 units operational and rented by the end of the year.  I would also like to get 2 wholesale deals, and 2 rehab and flips done in that time as well. 

I'm currently getting ready to start a direct mail campaign.  I will be targeting motivated sellers with 30-50% equity, as well as people underwater in their mortgages.  My pitch will be along the lines of "If I can't buy your home, maybe I can help you sell it."  I want to get my feet wet in wholesaling, rehab/flipping, while exploring the world of a real estate agent. Over time I will narrow my focus onto the niches I'm good at and pursue those aggressively.  Only time will tell.

Anyways, I look forward meeting you all, and hopefully working with some of you!  I'm excited to get involved in the community here! I hope I can make a useful contribution to this site!  If anyone finds themselves north of Syracuse, feel free to drop me a pm!

 WOW, thats probably the last way i would have tried to get my first deal. Kudos to you Ryan. WOuld love to hear about any articles that can give me some insight on direct mail marketing, i have heard that term come across in many discussions :)

 Man I could write you a book.... Dig into some of the podcasts. They go over quite a bit.

Definitely stay active on the forums, look into the many great REI meet up groups around and network. Hobby Millionaire has a bunch of meetings weekly. Check out Meetup.com for a list of the meetings.

best advice I can give is to have patience, do your research, learn the numbers, and stick to what your brain tells you! Don't get caught up in the emotion of just making numbers works due to excitement of your first deal!

I am really trying to understand the industry at the moment and then the next step will be to find a deal... Do you do buy-hold investments or rehab kind of ones?

Hi Fellow BP'ers

I'm Bony Mathew, from Charlotte, North Carolina. I've been interested in real estate for so long, I have finally decided to become a member of BiggerPockets community to really move towards the next hurdle in my life - that's closing my first deal in a Buy-Hold property for cash flow :) 

This is my first post and I Would love to hear from you guys who have gone through this "starting trouble" of closing your first deal. How did you overcome it ?

What I'm looking for in the long term:

- moving my existing rental property from my name to LLC (I have 1 VA home under my belt, been rented out for 4 years now )

- tips/suggessions on how to start my LLC for real estate Buy-Hold purchases

- Learning from people of Biggerpockets on Buy-Hold investments...

Also want to thank the founders of this site Joshua Dorkin & Brandon Turner for such a platform to learn and share known in real estate investing. You guys are amazing!
