2002 Huyundai Elantra - 5 speed - just turned 100k -Paid for since 2008

2006 Mazda 6 - also paid for since 2008

I have neighbors all around me that have trucks - but want one myself, just don't want to pay for one :)

This ages me, in maybe a backwards way, my first car was a 1986 Buick Somerset (which is considered a classic now), 3.0 v6, and the first and last car that I jumped on a residential hill getting all four tires off the ground for what seemed like forever...and then landed not as softly as one thinks when he is 16.

She sends a copy of her recent solds: listed date, sold date. One other thing - when she lists the property, she lists it based on what it's worth in current market and property condition, not based on what seller wants (which is why they didn't sell in the first place).

its amazing what happens when you actually price it right = it sells! it's also the hardest part to communicate with the seller.

Just to reiterate what Paul said. Find your Net Requirement and add to that.

One way is to ask the agent what's more important to them - the final pice or the concessions - if they say concessions (for point buy down, closing costs, etc.) then just adjust your purchace price to within acceptable limits.

This can be a win-win for both sides. You still Net what you need, and the buyer can buy down points and eliminate all other buyer costs minus their downpayment, thus bringing less "cash" to the table. Even though the purchase price is higher, thier payments may stay the same and save them money at closing. Lots of ways to play with FHA concessions...as long as it appraises.

I've used ring central for a while, you can have multiple mailboxes "for management press 1" etc.
Also, anyone can fax to that number and it shows up as a .pdf in my email. Faxing out is as easy as attaching and attachemtn to an email as well.

My basic service is about $16/mo after taxes and fees. I've been really happy with it. It even has nice on hold music for that extra level of credibility. :)
