I am exploring the note purchasing business. An investor told me to purchase a note on a short sale that is listed on the MLS. Has anyone ever tried this strategy?

My experience is hiring the right property manager is difficult. If you are going to hire a PM, do your research thoroughly. When you start out with 1 unit to me it doesn't make sense to hire a PM as it cuts into your cash flow. If you are exploring that option, make sure to add 10-12% of gross rents/month when you are analyzing a deal.

My advice is purchase something near your current residence. You will learn a lot from your first rental property and that means constantly working on it and having it close to your residence will save you time.

From my experience, to get FHA or even conventional financing, you may have to wait it out. You can try owner financing if you're dealing directly with the seller.

I'm looking for advice/experiences with this question. I am trying to wholesale a house while the tenants are in the process of being evicted. Their past due on rent and the next court date is December 16th (first court date they lost and they appealed). It doesn't look like there going anywhere in the immediate future. I'm confident when I start marketing this that it will close fairly quick. I'm sure wholesalers have accomplished this, just looking for any tips on how I can do this as smooth as possible. Thanks!
