I bet he backed out of the deal, or at least I hope he did. Prices have fallen since then, and vacancy rates are through the roof.

True about the learning. Before this question, I didn't know the number of acres in a section or the exact square footage in an acre, only that it was near 40,000. Now, after having done the problem like ten times (kept trying to find where I went wrong), 43,560 is now ingrained in me. :)

How can a 1/4 of a section (640 acres) be 40 acres?

I think you added a 1/4. If you multiply your answer by 4, you get mine. :)

I don't see any halves, just quarters. So...

[640/4/4/4 + 640/4/4/4/4] x 43,560 = 544,500

no?

I need to conduct an interview with a real estate agent or loan officer for one of my online classes, so I'm hoping one of you could help me out.

3) What do you like most about this job?

4) What do you like least about this job?

5) What do you think are the most important ethical considerations in this job?

I think I understand, Wes. Your time is limited, and cash is not. Therefore, if you only have enough time to do 10 real estate transactions, you want to buy 10 properties and hold, instead of buying 3, selling 3, and then buying 4 to hold. The latter strategy will yield higher short term profits but I think the former is better in the long run (assuming your market is stable like you said). After all, the equity in those properties isn't going anywhere.

I wouldn't call excluding listings from buyers "economics." Real estate agents are by law, required to uphold the fiduciary relationship with their principals. Excluding listings that their buyers may like because their commissions may be smaller breaks that fiduciary relationship.

Having said that, it's undeniable that offering an extra $1000 on top would get you better results, like BryanA has said.
