Question, can you guys give me the the pros and cons of doing a lease purchase vs an owner held mortgage? Thanks!

Great info on this post but here's my question couldn't James just go get a signature line of credit? For example here in Birmingham, if you have a 660 BBVA Compass would do a on of at least $25k, just based of the info on the app and your signature hence the term signature loan. Just curious if anyone has ever tried it

Hey guys, my partners(investors) and I (realtor) are in a bit of a pickle. We had not 1 but 2 deals fall through on us due to financing(bad loan officers). So now I have just put 2 houses back on the MLS, but rather than just wait for another agent to bring me a buyer or do our usual marketing( we do a lot of social media) I wanted to see what everyone else is doing to sell their houses fast. Please reply back and let me know

Thanks Nick B I will call the Broker and ask if they have a full offering memorandum that includes local market data and research as well as the 24 months income/expense statement rent rolls. Question what info should I expect to find in that memorandum?

Hi, I'm a graduate student in a master of Real Estate Development program.  This semester I just started a class on how to structure a deal. I've selected a 140,514 SF apartment building totaling 153 units that's on the market now for $3,200,000. I'm working on my term sheet now but I'm not sure where to start with the financials. Could anyone give me any advice on what financial information needs to be included, what analysis need to be in the summary for equity investors, and where you think would be the best place for me to find that info. Right now I just  plan on contacting the listing broker in the next day or so and I would like to have a good idea of what I need to ask for.

New to this forum...but I just spent the last hour or so looking over the various replies. Very good insights but Here's my question. I've registered for the 1st 2 hour session do they even mention anything at all about how to find/connect with the VERY large pool of wealthy cash buyer investors they advertise? Also do they really provide you lists of properties you can target to go after?
