Going through this myself , at least in California my mothers house was assessed ( at the time of her death) by an appraiser and that was the price it should sell for. I would think an appraisal will be in order so everyone gets their fair share. Once it is submitted at more than your offer I would think they will ask for more. Just my opinion.

I live in the Central Valley of California. The local talk radio station (Fresno) had this very topic this week. There were a few who went to Arkansas and never looked back (topic was raised because a long time host at the station was moving there and doing a farewell broadcast) A few votes for Washington state as well. Many brought up business taxes and politics of this state as reasons for leaving, not to mention cost of living. I lived for 10 years in Florida and Georgia and miss it. The beaches, everything is green and the food! I would like to buy my retirement house in Fort Walton Beach! If anyone has a deal let me know! Also to consider being a veteran is locating near Military bases if you still have access to the Commissary and/or jobs. The one place I seriously considered was Oak Harbor Washington because of this. It didnt pan out but i think it would have been a nice place to live and raise the kids!

I second the handyman second vehicle. On the flip side if it's too junky they may wonder who is this yahoo coming to fix stuff! I would present clean courteous quick service. Unless you are in the bowels of the ghetto I wouldn't worry about your car, unless you are Rollin on 22s and thumping bass like no tomorrow when you pull up all vanilla ice like! (Hmmm he is a rehabber so mabey I need to rethink this..,) And if you do splurge on the 2015 after building your rehab empire it may just inspire a tenant to look into land lording as well!

I love to see renovations, especially on homes like these!

If you are looking to help a family, there are many who need housing immediately , many section 8 lists are full ( at least here in my county) and there are months even years wait. You can help a family getting out of a domestic violence situation, fleeing another country, house burnt down ect. would call local churched, shelters to see if your home might help a desperate family. Just another thought.

I wouldn't take their word for it. Just advertise it! I'm sure you will find a suitable section 8 renter. There are requirements though, I don't know if it has to have more than one bathroom because it's a three bedroom home. And if they only have one child they may not be qualified to rent a three bedroom. Check with your local office for more requirements! Good luck!

I am going to check out a home that backs up to a funeral home. The home looks in great condition ( for its age 1930s) and it is right off the Main Street within walking to shopping. I'm going to drive around and get a feel fir the area and see if I can find some rentals to compare it to.
Is there a rule that I have to own two properties in the state of Texas? If so, then it's a no go for now. Chris Clothier I can't see where to message you. I'm on an iphone using the mobile app. My email is [email protected] thanks for the info! Hattie Dizmond thank you for the info as well! I am trying to stay positive and keep my eye on the ball! There is so much info out there! I do enjoy reading your responses to many posts here.
