@Matt Higgins. Peanut butter for bait. We won’t use poison, because if a bird of pray gets the mouse before it dies you could also kill the bird. We also bought a camper last year that someone put the poison blocks inside it, and as soon as we opened it up our dog found it and almost died from eating it. Scariest day ever. So I always warn against the poisons. They’re not very smart animals, pretty easy to catch with the traps. Good luck!

@Pat L. Now that’s an idea to save a bunch. I do that with my bee hives. Never thought of it for the apartments. Touch ups might be tricky...

@Nicole Heasley. I love the grays too. I did one of my units with some left over from my house, and I thought it was so interesting, I had three people in one day from ask if they could paint the unit when I was showing it. Made me question my taste. LOL. All three wanted more of a neutral! 😝

So doing over another two unit now, and I’m thinking it’d be wise to just keep stock in a favorite “rental” paint color. Touch ups will be easier and I won’t question down the road what the heck color I used like in the past. Does anyone have their favorite “go to” color that looks nice and the tenants seem fine with? I’m thinking neutral. Didn’t know if some colors are proven to be more popular? It’s so hard to choose as there’s a million!

The place we’re doing now is super old, so I am painting the original trim an off white (not bright white), and still need to figure out a wall color.

Post: Quickbooks, Quicken, or better software out there?

So, here’s my problem. I used Quickbooks online for years for my other company. I Started using Quicken Home, business and rental for my personal and rental expenses as the software seemed more snappy and there’s less waiting between movements. I also like how quicken lists my properties and I have a nice snapshot of my net worth and how I’m doing overall. I also like the rent center tab for entering rents for tenants. Quickbooks kept duplicating or missing downloaded transactions creating more work on manual entries down the road. Overall I like Quicken more, but it’s also not perfect and lately keeps getting errors on the bank downloads, requiring to remove the program, and then reinstall from a backup! Receipt capturing is annoying with Quicken as well. Both are wasting quite a bit of my time! Is there a better program out there that people are using and love? I also like to track my own personal expenses like fuel for my vehicle, home heating, and groceries too.

@Gal Peretz. Nice to meet you! Idk if this site has the ability to add friends or not? I'm still trying to figure out how to navigate around here. I'm in Cheshire county myself so Nashua I think is kinda far? I've bought some properties here and there over the years, usually fixer uppers. Just picked up my first REO recently. I'd like to see about auctions though and try my hand at that soon. Seems like deals can be had that way. Just want to know the ins and outs. Have you ever tried an auction?
