Currently needs nothing, everything is new.  Slate roof, vinyl siding.  Maintenance should be low on this for years. These numbers are with adding a meter for the water to charge back to tenants.  What do you all think?   Curious from a cashflow investors perspective.  Wasn't too sure about the rate, as that can vary.

1900’s 2 family.

Okay guys- I say yes to white trim and doors. (Like Swiss coffee)- Husband thinks I’m nuts and to leave it all alone.

It’s NOT perfect, it’s very old, alligatored with some old varnish or something, and has staple holes from years of tenants stapling plastic to the windows, but overall I think I could make it look decent with paint.

Some sills we had to replace due to dry rot from age.

What would YOU do?

@Douglas Snook. That makes sense and I agree the new owner should be providing the new account info. I’m going to send a formal farewell letter and include her name and number in case they have any questions. They’ve been great tenants, I just want to help ensure they have everything they need as I step away.

Thanks Filipe!  Yeah, we did do the estoppels.  I'm not aware or have found anything specific to my question either.  I suppose the estoppels kinda serve this purpose to the tenants as well.  It's just missing the information of who their money went to.  I may just create a statement to the tenants advising where their monies went, just to cover myself.

This is the first rental I've sold.  I have already provided the tenants with the new owners name and phone number, but I got to thinking, shouldn't I provide the tenants with some sort of statement that reflects their last months rent and security deposits have been given to the new owner as well?   I have looked through my management manual and unless I've missed it, I see nothing listed about this in the forms, or in the guide itself.  Is there a form for this?   Or do I just whip one up?  It seems logical we should be providing one.  Massachusetts is generally pretty strict with their form verbiage so I just wanted to check in with those on here that may be more familiar with selling buildings in MA.

@Joel Owens. Hey Joel! My why is a little bit both of working on my own portfolio, and assisting others with the process of buying and selling. I’ve been a business owner for the past 15 years, and recently sold my company so other than my rentals, this is my main focus now. I’m working under a brokerage, and my license just got released. Marketing is new for me, so strategies, various scripts, etc. will be super beneficial at this point I believe. Just so I get versed and feel entirely comfortable when speaking with potential clients. Currently reading MREA now. On a good note, I do have my first listing already! She’s also going to work with me when she buys as well. The more deals, the more I’ll learn.
