thanks Phillip, I am also new and don't want to start off on the wrong foot tattling. self reporting mostly.

this is exactly what i was asking earlier, investors making cash deals as owner occupy then...not occupying.

I have had good luck with being up front about what I was doing (budgeting for a project next year for my residence) and offering to pay people for their time. That way they know this is not work about to come down the pike for them and I am able to get information I need.

We are seeing another flipper doing this in our area, he is habitual offender and it is very frustrating to wait out the count down clock to send in our offer and be beaten to it by these guys... twice now! St. Louis (most markets) are a small town in each industry...I can't find a reporting function...

How well enforced are the owner occupied preferences for Frannie and Freddie?

What is to stop someone from claiming they would move into the property then change their minds and rehab/rent for the 12 mo no sale period then sell?

lol, no dice, the law license is currently paying the bills for this new venture :)

true, but some of the smaller brokerage houses around here seem to be a bit shy not using promulgated forms and I don't have access to those and will likely have a separate LLC run the management company side. again no need for the brokerage license unless I have other partners (I do) within the LLC that owns the property(ies)

Bill, I am an attorney so in my state the requirement to be a sales associate for two years prior to being a broker is waived. I want to be a broker to gain access to the commission, and because i don't like to play telephone when negotiating a deal.

Things are busy in Arnold, we are focusing in Festus, Crystal City a bit farther south.

Has anyone found a brand of study guide particularly necessary or useful?
