Those are some ways to see if it’s occupied


 These are good ideas! But how do you know if the water or power is on. Do you just call the power company?

 Mine is online too. So it sounds like a driveby is the only way. I definitely would need to know what municipal tax liens and occupancy status. Florida is a landlord state so eviction is easier just dont want to deal with that.

Before I bid, I want to see what I am buying. How do you find out if the property is occupied or not? How do you see it other than drive by?

WH is booming for its size. I have property there. So fast growth that the city cant manage. Building apartments like crazy because inventory for that is low. Homes flying off the market in just a few weeks. Its far from everything but folks are willing to deal with it, commute to 14 about 30 minutes. So everything takes an hour and a half to Orlando or Tampa.  You can still find something at 250 or below less than 1500 sq ft, so it will be smallish. It all depends on your strategy.  I do buy/hold, special needs housing.

These are technically fine if there are no HOAs and deed restrictions. I work in affordable housing/independent living and work with several SFH owners and developers. Also look on Airbnb you will see there are plenty at it. Im in Winter Haven. Happy to help.

I have a list of hundreds of tenants who need housing. They have at least one source of income. I specialize in shared housing and would like to work with a landlord or developer who wants to collect rent and be hands off. I am in Polk County, FL.

First find out if it is certified or not. If it is a business listing it may be certified. Would you be responsible for recertification with the city/state, etc? How much are those fees? Is it staffed with case managers and operating on its own? And you are just collecting the rent? That is the best case scenario. If it is not certified, then it can be run like regular housing, just make sure your city does not have a limit on how many unrelated people can live together. I would run that all by an attorney, otherwise the is a plug n play business.

How did you come up with the downpayment for your first investment? I would prefer a business line of credit buy the house with trad loan and refinance and pay back.

I see alot of affordable manufactured homes (with land) for 55+ but is this a good age group for section 8 in the area? I didnt want to confine myself to 1 age group.  I wanted just a regular house for anyone - particularly families with kids.  Has anyone had positive experiences with 55+ Section 8 communities and renting them out easy? Is this preferred (no kids, steady tenant). Any insight is appreciated. Thanks!
