im remodeling a house to flipp it, i has 3 wire electrical for the dryer and range, i already updated the rest of the electrical wiring,  should i update to 4 terminal wiring or should i let it be? Is it safer? Is it worth it?

Megan phillips, rules have changed, i have to sell it this year if i sell it next year, now you have to live in it 5 years out of 8

i bought the house cash, no loan. Actually i was thinking about refinancing it and buy more properties.

i bought a house that im house hacking for 26,500, put in about 6k in it, (materials) , mostly was sweat equity. I could  sell it now , i lived in it for 2 years, selling price would around 89k, by selling it now i could avoid capital gain taxes, if i wait until next year to sell it i have to live in it for another 3 years in order to avoid capital gain taxes. If i kerp it as a rental it would give me roughly 6k cash flow a year, what would you guys do?

@cam jimmy, totally understand  you when you said, i probably  wont do all the work myself in a rehab. I myself been doing a rehab on my second  flip, been working so many hours a day after my full time job, 4 months already, sometimes it is frustating but in my mind all i see is that house completed.

as warren buffet say, dont be afraid of asking as much as you want , when you are selling and as little as you want , when you are. Buying. Personally i always offer the amount that works for me regardless  of what the house is worth, or what the  asking  price  is.   I have made so many offers in 3 years,  i don't  even remember  how many that was, out of them 11 were accepted,  works for me and im making money, which  is the number 1 reason  im an real estate  investor  in the first place.

i would still sell the house and pay the loan
