@Kelly I. I will probably move the stove over more to the left to eliminate seeing the back wall. I can have the tile go all the way up too. I plan on putting a hood over the stove.

@Al Pat my original instructions to my GC was to stain the top to look like the bottom which he said he could do. After the top was much lighter than the bottom, he sanded the bottom and stained it the same. Hindsight being 20/20, I would have told him to stain them all dark or Cherry.

@Peighton Woodard Yes I could do it myself, however, I’m trying to be as hands off as possible. I haven’t done a single task with this property other than grab materials a couple of times but that’s it. I think I would need to shop around some more on pricing, find someone cheaper or train someone to do it if I decide to paint.

@Jon S. A lender that I am working with actually gave me a form to break down the Scope of Work. It has a column for labor and for materials. Each row is a different category, plumbing, electrical, Hvac, etc. If your contractor charged you one flat price for everything, then you need to either go to the GC and ask for a breakdown or use the receipts to do it yourself. @Wayne Brooks is right, they probably aren’t looking too hard at the numbers for each category, just asking you to justify where the money went.

@William Coet No, the wiring and duct is alright in that cabinet over the stove, just have to install it.

Thank you so much for input! It means a lot considering you have properties in the area. This kitchen actually isn’t a bad size, it’s 15x10. I’m standing in the open area we’re it’s a eat-in kitchen. There are limited cabinets but I’m sure you have seen less! I completely agree with finding a tenant who is stable, paying, clean, and cleaning.
