Option 1: If you’re confident that the money will come through, you could fund it with a credit card that has a high limit. Use the HELOC to payback the card when it comes through. Option 2: Find private money Option 3: There are small banks that give unsecured home improvement loans in less than a week. I’ve gotten $25K in less than 7 days. That’s all I got off the top of my head. Hope this helps.

@Frank Serrano Chicago provided more opportunity on the lower cost side. I wanted Purchase price and rehab cost under $100K for this first flip. One of my exit options was if the flip was unsuccessful, I could switch to the BRRRR strategy. Take the money out, my experiences and on to the next deal. I want to flip in the North Suburbs but couldn't find any deals that fit that criteria. I definitely plan investing in my area once I find or build financing. I found Brainerd by searching the MLS for deals. Good school district, quiet block, low crime, ARV looked good.
