You have him sign the assignment of contract, then you put the $10,000 in escrow at the title company as well as give the title company both contracts and request a closing. I assume you have a written agreement between you and the other wholesaler regarding your fee right?

I understand, but what "type" of investor? To clarify this a bit, what are the numbers you came up with after your due diligence?

Hello Jayden,

First deal came from sending letters to property addresses that differed from the mailing address. A couple days later I received a call about my letter, got some information about the house, and scheduled and appointment to see the place. After seeing the place, taking photos, and calculating the repairs that needed to be done I spoke a little more with the owner to find their motive for selling and their rock bottom price. That night I did my due diligence and these were the numbers:

  • 2 bed 1 bath
  • 1173 sqft
  • ARV -114k
  • Repairs -35k

I called the seller back and offered 25k. She paused (felt like the longest pause ever) then she told me that she will think about it and give me a call, so i said ok. 5 minutes after we hung up she called me back and said if i could do 30k (I didnt expect her counter to be so low, but i wasnt about to question it), to which i agreed. After I got it under contract, i put an ad on craigslist at 40k and found a buyer in 2 days. We ended up closing on the deal 3 weeks later and i took my 10k assignment fee and went full speed ahead with real estate.

Hello Rich,

The biggest hurdle we seem to be having at the moment is the lack of a solid buyers list. We have a few dedicated investors that buy from us but not nearly enough to cover the amount of deals were getting. Were averaging around 5-7 solid leads a month. We keep 2-3 as rentals, fix and flip 1, and wholesale the excess. But lately we have had quite a few good wholesale deals go to waste from our lack of buyers. Looking to change that soon, hopefully it goes well.
