What to say to motivated sellers.

hey bp. today is an exciting day for me. I have just received my first call back today from a leads i  mailed out about 3-4 days ago.

 Which bring me to my problem. what do i say to potential sellers the first time i speak to them.  Im sure there are key question i should ask, and information that would be beneficial for me to have.
