What you can do is reach out to a HML who will be able to give you a POF. Normally they will have to preapprove you before hand but then you will have a POF for a certain amount of time to use on all your offers.

Now the one thing to look out for is buying rentals without equity over the next couple years as we are getting toward the top of our market. in the past 12 months the Tampa market values increased 10%. This creates a lower margin for cash flow if you do not buy correctly.

 I have been looking into south tampa quite a bit and it seems like one the better neighborhoods. Thanks for the tip!

I concentrate in C grade neighborhoods in Pasco County. It´s one of the few places you can buy concrete build single families in solid neighborhoods for well under $100,000. 

 I have just been reading quite a bit about tampa and everyone was saying that the vacancy rates were pretty high. Now are you living in tampa or are you living outside of tampa and do you have a PM company taking care of your property? If so, could you recommend a PM company?
