Erik. I'd recommend investing locally or out of state and do the BRRR strategy. Build a team in the areas you want to invest and do deals with them. Reach out if I can be of any help.

What I would recommend is reaching out to investors who are close to you on BP who have done some deals and see if they want to do the deal with you.

Check some local comps in the area. There should also be some reports online which shows this kind of data for your area.

You can always add her income to your mortgage to make your application stronger. Let your bank know this information and they can add her to your loan.

PML's will want to be in 1st position. Grouping them together could be a challenge for these properties. You would probably have to put one on each property.
