Depends on what the problem is. If the tenants are find and the PM is the problem then meet the PM and tell them whats wrong. Look for a new PM as well and meet them.

Don't be worried about the sexy or you're in the wrong business. Many of us own rental properties in C class neighborhoods. This is not a sexy business even though it may be very popular right now.

I would reach out to the realtors you are working with and ask them who they use.

Never. You should post photos of how a property currently is. Not how it is going to be or what it looked like in the past. Photos should be current or don't show photos at all.

You're going to sign an agreement with the contractor for them to rehab a property. You're going to have to put the house under contract before you show the GC the property. Then you have control.
