Do they need a contract or 1099 or anything?

So how does the sandwich option work?

With assignment, obviously, what is it called? And do I use the same contract with the tenant/buyer without the assignment proviso or is it a different contract, and if its different what is that one called in fileplace?

Its a software program that does it all from leads to direct mail campaigns to contracts to scripts to finding leads and cash buyers to closing.

So would you say it's worth it?

If so, has it helped with finding leads and have you made any deals with it?

Thanks, Stephen. Now, I just need to get to the courthouse and see what the list actually has. I've been trying to access public records online, but have not been successful.

First one. I am looking at a property that is owned by a company that is no longer in business. What should/can I do about that as far as wholesaling it. And the second. How do I turn a list gotten from the courthouse (Probate and absentee owner) into addresses and/or phone numbers to actually work and do something with? And the last question. Inside unseen, the numbers look something like this: (MAO) 22= (ARV)90-(Rehab) 36-(Profit)2... its a 4/3 1700sqft(approximate) with attached garage in a middleclass neighborhood... Would there be a deal there if the owner is asking for 86 out the gate? This last question ties into the first.

Gotcha. Lol. You know I had to try just a quick feel to see if you'd be interested in selling anything. If you don't ask the answer will always be no. Hahaha
