Seller is asking 210k current tenants are paying 1800 a month, turnkey because only rehab needed would be touch ups to get it ready for next tenants in May when current tenants lease ends.

Same here and everywhere else right now. More musicians and not enough instruments. Inventory down here is really scares and the spread is worse, so I figured I'd try my hand at expanding out of state and heard good things about that area in general. If I got the property under contract what would be the benefit of JV if they couldn't bring a buyer and vice versa? What would benefit them if I couldn't market it and bring a buyer?

The Atlanta GA market is scarce on inventory, spread is better there so I'm able to leave more meat on the bone. The realtor and the bank I am working with both know what I am doing and neither mentioned anything about any FBI investigations. I'm not greedy, and I wouldn't need a double close. My boots on the ground there works in the bank and at this point one of the properties is only needing an end buyer... actually a buy and holder as it only needs cosmetic work done to be ready for a renter.

I've just started farming the Norfolk/Chesapeake area, and my boots on the ground also works in a bank. I have no other contacts. No closing attorney, or title company, no cash investors, and no wholesalers to possibly JV with. Any help or advice is appreciated, as long as its constructive.

I have word that there are three short sales with good numbers in the Norfolk/ Chesapeake area of VA. I am trying to figure out what, if anything, I can do about this intel.
