Hi, did you buy the manufactured home. I have a land and trying to put one to rent it out but so far the estimates for foundation and all the permits and the MH itself it’s high on my area in Shelton, WA. I know I’ll be able to rent it out for a good price since the house is gonna be on my own land but it’s being hard to finance the project. Almost all of the lenders requiere me to be primary home residence and I’m not planning to move 2 hours away from work.

I’ll like to hear your experience if you went through that path of MH

I know, it’s being hard to decide. Recently there’s a 3b 2b MH that was sold for $210k on the same street and I believe their mortgage should be around $1350 which is the price I’m planning to rent out if I put my MH(3b 2b)

Since I already have an existing mortgage on that land paying the existing small stick built house I’m renting out; my lender plans to add the total investment amount $ to place the MH to the existing debt so no cash or downpayment to get the MH placed there.

I’m not familiarize with modular homes but I’ll start digging into that and compare prices.

I want to keep both properties forever though as long as I can cash flow through rent. The profit of the total rent after paying mortgage covering both houses, ill probably get around $1300 clean money.

Thanks for the input, the second escenario it’s my case. I’m o the process of putting a double wide MH on a stick built neighborhood and I also have a 512sq ft stick built home on the same land so I will be able to rent out both of them separately.

Do you have any recommendations about the design for the MH. My case is that I the available land it’s narrow and I can only place a 27-28 wide MH to meet the set backs of the city of Shelton, WA and I found a brand new MH on Factory Expo, Oregon for $47k 3 b 2 bath, but the main entrance is located on a side so I don’t know how aesthetically might that affect the fact that all the houses around have the main door facing the street and my MH will not. I can try to get one meeting that aesthetic aspect of front door facing the street but it will cost maybe 30k more. Will that be worth doing it so I can have a more secure warranty of rental acceptance???

Hi everyone, I have a property in Shelton, WA that’s 512 sq ft stick built home in a 6,000 sq ft lot.

The area is very MH friendly so I'm planning to use the available land to put a 27x40 Double Wide MH that will be the main house and the small one I already mentioned will be the ADU.

The MH will be 3bed 2 bath with 1066 sq ft and my goals is to get $1,400 out of in in rent. The area is acceptable for that price with a 3 bed house but I’m not sure if I’ll be able to get the same for a brand new MH in a private land.

The contractor that is going to put the foundation for the MH advices me to get the largest MH possible and make sure it’s over 1,200 sq fr because the more sq footage the more rent I can ask.

The thing is that’s those MH with over 1,200 sq ft are priced over $60k and the one I’m looking at it’s on sale for $47k(all of them are 3 bed 2 bath even though the difference on price)

So, will it be worth to spend $20,000 more for same amount of bedroom and bathrooms but just to have more sq footage?! I mean the only difference is that the bedrooms are a couple inches larger.

Also, will it make any difference that the MH main entrance will be on a side and not facing the Main Street??

In order to get one with a main entrance facing the Main Street I’ll have to get one of those over $60 thousand ones.

The MH on sale I’m interested in has the main entrance on the side and I don’t know if that might decrease somehow the aesthetic value on the eyes of a possible tenant.

Even with that kind of entrance I’ll have a 5 feet space to use it as corridor for the people to access the main entrance of the MH.

The MH seller is Factory Expo in Oregon.

Any advice or recommendation will be highly appreciated.

Hello there! I’m new to the BP. I have a property I rent out in Shelton, WA. The house is 512 sq ft on a 6,000sq ft land. I’m thinking about building something bigger and keep the current small house. The city allows it.

What’s your opinion about putting a brand new double wide MH as main house and rent both of them(the Manufactured and the stick built home)

I thought about the Manufactured because of the low cost and short term process.

I’ve been doing some research and MH are very accepted on the area. My fear is that MH won’t appreciate over time if I ever decide to sale although the 512 sq ft existing house has been gaining equity so far.

If I do so, I’m planning to get a loan to put the MH and add the debt to my existing mortgage of the property. Guessing I get both rented I’ll get a profit of $1,200 month which will be great.

My debate is more related future value. MH tends to depreciate over time here in WA.

I’ll appreciate your advice. Thank you in advance.

Hi I just read your post about the ADU. I have a property in Shelton and I'm trying to do the same.

I rent out the house there and wish to build an ADU to Rent it out. Did you get the project done?

If so, how much did it cost you?

I've been thinking about the possibility of a Manufactured ADU. But some people advice a stick built one so you get more equity on the future.
