Manufactured homes as rentals.

Hello BP I am looking for someone in Fayetteville NC are who owns some manufactured homes as rentals. I would like to know pros and cons of owning these homes as well as determining their worth. I am looking at some prospective properties now.

  Hello and welcome to BP!  If the park is in a good location place and you can have a positive cash flow it can be a good way to go.   You usually do not buy the land it sits on.  I have heard some good things about it.  You need know where the place is  and if it is full and stays occupied.  Does it have any amenities like a laundry room and a nearby bus stop, school in the neighberhood, closeness to shopping center, etc..  Are you thinking about buying an existing mobile home or a new one?   

Does it or will it have a positive cash flow on paper?  Check on the nearby rentals to see the average being charged.   Are there any kids there?  Good luck to you!
