Any appraiser here???

I have a small SF house of about 512 sq ft 1b/1b)which is estimated on $160k in a 6,000 sq ft lot.

I'm putting a double wide brand new MH of around 1,078 sq ft(3b/2b) in the available land and the city request the bigger building to be the primary house and the small one the ADU.

Both Units are separated and all utilities and addresses are separated as well, they are just In the same land.

In this case; will appraisal might devalue the small unit, now named by the city ADU since the main house will be the manufactured one?

Or the small house will remain its value and now with the MH the value will increase???

Hello, thanks for sharing your experience.

I have a house in Shelton, WA with a big available land that could be used for RV rental. I’m planning to buy an used RV and rent it on the available land as long term rental. I could build a big shed instead of the RV but that option will be way more expensive. Any recommendations. Thanks

Nice ones! I’m about to build a 10x12 livable shed in the backyard to be use as an extra bedroom(no bathroom or kitchen) to rent it out for about $500/month.

I’ll be spending $8,000 on the project with materials and labor.

I’ll be getting only $300 because I’ll let my tenant get the $200 left because he will allow the rented person on the extra bedroom to use his bathroom and kitchen. So we all win. What do you think?

Hi everyone.

I need around $100,000 loan to put a Manufactured Home in Shelton, WA in my own land where there’s an existing house on that land also.

The city has given me the pre approval to move forward but I need the money for the project.

That amount will cover the purchase of a brand new MH among to the installation and city permit needed. I’m intending t rent it out once it’s all set up.

I will appreciate any recommendations or references

You’re totally right so I’m now sticking to the MH model which have the main entrance in the front facing the street so both houses will have more privacy. Now what’s really delaying the process is the most important part: the loan. It’s been hard to find a lender to give me $100k to put that MH there. They want me to be owner occupied but there ‘s no way that will happen. I live and work in Seattle so this property is just for rent purposes.

Do you know by chance someone that can help me get that money.

P.D: I’m glad you made your way back to California, I’m in love with WA, might be hard to move from here right?

You’re such an inspiration for me. Great job, hands down!!

I have a property in Shelton WA with land available and there’s a unused shed in the backyard that can be removed and I could put a nice livable shed. But I’m not sure if it’s legal to do so. I checked with the city and they allow up to 200 sq ft shed no permit needed but the person on the phone clarified no electric or plumbing on the shed.

So, do you think I'll have to ask for permits and do kind of a ADU permitting??

I want to take advantage of the non permitting shed but use it as an additional room of the house or Airbnb, the renter I have there he is very nice and have no problem with that.

What will you recommend me
