@Francis Van Steen, following up on this thread. Did you end up investing with Praxis? Thanks for any information you might share about whether you did or why not. 

When I was investigating Fernley I found that there is an issue about water supply; I can't recall the details but it my impression was that water was a scarce and valuable commodity in the area.  Also there is a major issue of flooding in Fernley during major rain storms.  Be careful what neighborhood you consider.
