@Matt V.

Thanks! I thought it was a pretty snazzy idea. I hope it pays off. If they can at least get an address for me (a pic would be a real bonus), then I can follow up from there. My hubby used to be a supervisor at UPS, so we know many of the drivers at two different locations. I'm counting on them to spread the news.

@Lucas P.

Great advice re: the contract. Didn't consider that. And how did you know about the ab machine?? Lol, just kidding, but seriously, when you put it that way, I will stick with the original plan and pay per closed deal. Thanks!!

@Judy Parker

I planned to do $500 on closed deals, based on something I read (or a podcast, can't remember), but may pay per property as @Michael Roy suggested. What do you think?

@Michael Roy

Great ideas! I will definitely consider paying per confirmed vacancy rather that per closed deal. I agree that it will definitely give them more of an incentive to find properties for me. Thanks!

@Judah Hoover

I love the "ask the realtor" tip! Also, some of my friends are UPS drivers (how awesome is that?), so I was considering a contract in case they get some of their coworkers who I don't know involved. Do you think I would need something in writing for them?

I plan to enlist the help of some friends to find vacant/abandoned properties. I would like to give them a form to use when they find a property which will include:

-property address

-approx. sq footage/number of stories

-additional buildings on property (sheds, garages, etc)

- Condition of other homes in neighborhood

-pics of front and back (if possible)

-pics of houses on left/right

And that where I get stuck! What else do I need to include? Also, should I draw up a contract between myself and them regarding their finders fee if I close on a deal?

Thanks @Shawn Pennington and @Crystal Smith ! That was definitely helpful.

 @Patrick L. , thanks for being totally honest! :)

Hi BP, I am really new to this, and am considering making an offer on a duplex in my area. When figuring out how much to offer, can I use the tax assessment as a somewhat valid appraisal on the current value of the house before repairs?
