Post: "Subj To" Question

Good Evening Everyone,

I have read alot back and forth on here about the legality etc of using a Subj To deal and how the banks will enforce the "Due On" clause if you try to do these deals.

I have a question, I heard something tonight and just was trying to figure out if it was true or not. But I heard, that if you put the deed not into your name or business name, but in the name of a "Land Trust" that a Federal Law says the Bank can not enforce the "Due On" clause so then you can continue to hold the property until you sell it etc. And I am having trouble finding out if this is correct. I hope I explained this clearly for everyone.

Thanks for the reply Been looking into some areas and doing some due dilegence on whats what out of state.

Thinking that for starting off I might be better trying to start small and localized more to get some deals and keep building my network.

Thank you for the reply as well, going to keep my eyes and ears open and see what I can find locally for now I think. I have gotten extremely familiar with my county and its real estate market over the last several months, more then I ever thought I would. If you want to PM me, I think I could give you some insight into the county, especially values in the oxnard/ventura/fillmore areas. I just dont think this right forum topic to go into more detail.

Starting slow, building my investor lists is the way to go for me right now I think. Also gonna start working on my own website soon, ill keep everyone posted on it, im sure i will need some input on it eventually!

Hello Everyone,

I am just getting started in this crazy world of real estate investing and have been looking for my niche to start on. And I have really generated an interest in the wholesaleing aspect. I have been reading the forums and other information on wholesaler's I can find and in this "down market" is trying to do get deals done in california a realistic expectations or is there places out of state that might be better for me to focus my efforts at least during this period in our economy? My primary goals at first will be to establishing a brand for myself and acquiring my list of investors at first. Just looking for thoughts, have read many posts in this section of the forum and have gained alot of information and tactics already. Thanks to everyone in advance!

Sorry for the delays in getting back to everyone was on a fishing trip in the high sierras with no computers or phones, it was great!
Real Estate in oxnard is picking up, I think the REO's are getting priced right finally for the area and they are getting swooped up pretty quick around here. Just have to be careful, there are alot of REO's listed in rough areas, but I think alot of Investors dont realize this and this could hurt them in the long run becuase they will only be able to command a certain level of rents and flipping them will take sometime once they are rehabbed.

A fan of Lake Piru huh? Thats a good little lake to go out and have some fun on. But unfortunately no its not lake piru. Not sure what lake it is, its a picture I found onthe internet that is similar to the malibu boat I have, thought it was a good pic to use! Its my happy place I go to on rough days at work! haha

My name is mark from Ventura County, CA. I have been reading and trying to learn everything I can about real estate the last 2 years and finally at a point in my life where I can start venturing out and actually active looking for properties. I am at this stage in my life trying to figure out my niche in the crazy real estate world we live in. I just love so many aspects of the real estate buying and selling process not sure where to begin. I think I want to focus and rehabbing and renting, but this whole sale aspect I am just learning about might be a good start for a newbie such as myself. But I am still learning so much, who knows where it will all take me. I hope to become and stay an active member of this site for sometime as everyone seems to have a weatlh of knowledge to offer as well as maybe make some good connections. Hey Everyone,

I am new to this site so I am not sure if this is the right forum to post in, but I had a marketing business idea I wanted to get some feed back on. Lately I have been venturing out to a lot of properties that are for sale looking for my first investment property. And at these properties, since Im just checking thru the windows and climbing around the properties to see if the inside looks adequate or not I like to pick up the property listing flyers at the property they usually have attached to the for sale sign. But I notice more and more these flyer boxs are usually empty or filled with flyers that are such in horrid shape from the elements that I wouldnt want to keep them. I like flyers, becuase i rather would have a piece of paper to write notes on about the property with a picture of the property so I can easily remember which property is which, thats just me, but in this era of computers I still like paper to hold when im pondering and organizing. But basically, I was thinking, what would be the marketing potential or should say, business potential of a small business that offers to keep those flyer boxes filled and with fresh printings of the property listings? Just wanted feedback if this is something that might be a feasible idea people might actually want to higher out for and earn some extra money for me on the side.
Sorry if this is the wrong forum, but I do greatly appreciate any feedback.
