Post: looking for Phoenix SFR investing opions

Had to take some time away from my potential investing career. But now im back, so I am kind of playing some catch up as far as how areas are looking any more for buy and rehabs and either holds or flips.

I was looking into the Phoenix area and I see alot of SFR for under 50k, that are bank owned and need rehabbing.

So are most sales out there going to investors for buy and hold do you think? Or are any of you guys out that way seeing more of the buy, rehab, and flips going on in the area?

What about owner financing on rehabbed properties? Anyone having any success out in that area with it?

Just wanted to make sure that I can still write off the interest even though the loan is in someone else name. Didnt know if that woudl cause any trouble with the IRS. Thanks

I am starting my first subj to deal and its going to be for my own residence. Since the mortgage is still under the other persons name, how am I entitled or am I even entitled to the interest tax write off my taxes next year?

Welp, I saw the ad at the top of bigger pockets that talks about tv commecial leads for your real estate investing so i clicked onit and it took me to [LINK REMOVED] which after i put in my email address took me to a pitch page about real estate investing "training" . Sounded like they might give some okay information but jsut wanted to see if anyone has used it or heard anything about it. thanks!

Has anyone out there used Ripple tv? Looking at it to market my buying houses ads, its basically short burst ads in like local coffee stores, borders books, etc, runs about 150 a month in my area per store. Just wondering if anyone has had any success or used them at all.

So basically the best way to go about it might be get the short sale property under maybe a "Flex Option Contract" and then start negotiation with the bank(s) and then i put my buyer I have lined up under a "Subj-To Contract" and instead of a date, ill just have to ad in "Subj-To excercising option to purchase property within X amount of days" ?

*first off I am no way affiliated with this website and didnt know where else to post this*

But I was dinking around on the internet tonight and I found this website and dont know if anyone else has seen it but I thought it was really cool and wanted to share and if you like to use craigslist for property searchs this might be a good site for you. It doesnt cost anything and has no advertising at all on it. Its a mash up between Google Maps and Craigslist. Hopefully you all like or at least find it interesting to play with. Only thing right now its kinda limited to the bigger cities
